Nayland Road Subdivision

 
Staig & Smith Ltd have been engaged by a series of adjoining landowners in Nayland Road to obtain resource consents for their separate landholdings totalling approximately 14ha of residential land.  The land became available for residential development with the installation of a sewer pump station adjacent to Wakatu Drive on the seaward side of the site.  The construction of a noise mitigation bund alongside industrial land to the southwest was achieved using surplus fill material.  Noise mitigation to Wakatu Drive was also achieved by way of an earth bund. 

Staig & Smith completed engineering design of services, set out construction works and managed construction contracts for various of the developers followed by as-built and land transfer surveys.

The development period spanned more than ten years and reflects changes in Council roading standards through various revisions of the Nelson City Council Engineering Standards.

Ngawhatu Valley Subdivisions

 
Staig & Smith Ltd have been involved in rezoning of land within the Ngawhatu Valley for a consortium of landowners. 

Following the successful re-zoning from rural to residential or residential deferred more detailed concept plans were developed and progressed through the resource consent and engineering design phases.  Sensitive design was required to respect special historic and landscape features of the site, parts of which formerly contained a facility for sheltered care of the intellectually disabled. 

The resulting development has respected ecological and landscape features of the site to create a unique environment of new development amongst established landscape.

Washbourn Subdivision

 
Staig & Smith Ltd were engaged by the Washbourn Syndicate to develop a 33ha site in Richmond into approximately 200 residential sections. 

Undersized downstream stormwater systems required the design of detention basin(s) to attenuate peak flows.  The layout shows a combination of roading providing connectivity to existing road networks at multiple points along with a number of relatively short cul de sacs.  The terrain is moderately sloping offering good views from elevated portions of the site. 

The project was developed incrementally over 20 years in response to market demand.
 
  Land Subdivision

Bishopdale Subdivision

 
Staig & Smith Ltd have been lead consultants in the development of the Bishopdale subdivision.  The 39ha site is close to the Nelson CBD and varies from relatively flat terrain through to moderately steep slopes. 

Parts of the site have been extensively earthworked to improve contour, maximise views and achieve solar gain.  Development of the site in stages has required an overview of the ultimate layout to ensure the full potential of the site is realised.  Further stages of the subdivision have been consented which provide elevated rural and sea views in close proximity to Nelson City.
